Boutique secures architectural
treasure in the City

The Boutique Workplace Company has secured a 15-year lease on an 18,000 sq ft space at 1-3 Frederick’s Place. This Grade II listed architectural treasure is tucked away in a quiet cul-de-sac in the heart of the City of London, just moments from Bank station. This latest addition marks their 5th new location just this year, bringing their total office space across the UK to nearly 250,000 sq ft.
Opening in October, 1-3 Frederick’s Place is set to offer a range of private offices, from cosy setups for two to spacious self-contained suites for teams of 100, featuring private teapoints, phone booths and meeting rooms. The standout? A nearly 3,000 sq ft suite of premium workspace. This dog-friendly haven also comes with a gym, wellness room, podcast studio, and ample outdoor space, making it a well-equipped hub for modern work.
This 18th-century gem, built in the aftermath of the Great Fire of London, once housed notable figures like Prime Minister Benjamin Disraeli and Price Waterhouse co-founder Edwin Waterhouse. In true Boutique fashion, the building has been meticulously restored to honour its neoclassical heritage, retaining original features such as ornate fireplaces and intricate plasterwork while seamlessly integrating modern touches.
The Boutique Workplace Company’s acquisition of 1-3 Frederick’s Place is a strategic expansion fueled by the soaring demand for office space in the City of London. With their existing locations at high occupancy and a 10% surge in leasing within the Square Mile this year, this move capitalises on the area’s booming market. The lease signing also aligns with the City of London Corporation's projection of needing 1.9 million square metres of additional office space by 2042.
CEO, Daniel Wheble emphasised that while many providers are shifting towards management agreements, their bold decision to secure a long-term lease reinforces their confidence in the rising demand for top-tier office environments within the Square Mile.
Daniel goes on to say “we were proud to secure such a unique, characterful office space with its elegant, heritage exterior and incredible past. It’s a fantastic addition to our Boutique Collection, offering premium workspace in an increasingly sought-after area”.
Mercers’ Company, aimed at revitalising this historic area of London. Simon Taylor, Property Director for the Mercers’ Company, expressed his enthusiasm for the project, emphasising how the high standards of The Boutique Workplace Company align perfectly with their vision for the space. Simon goes on to add: “in joining our estate, Boutique will certainly complement our other office and retail tenants.”
