Gilbanks is Birmingham bound with new
22,000 sq ft workspace

Gilbanks has announced its Birmingham debut, ushering in an exciting new chapter for the operator as it accelerates its growth across the UK. In partnership with Royal London Asset Management, Gilbanks will develop a 22,000 sq. ft. space within the iconic Five St Philips building, located in the heart of Birmingham's thriving commercial district. Slated to open in Autumn 2025, the development is already generating eyeballs, with enquiries for availability now being taken.


Located in the heart of Colmore Row, Gilbanks’ fourth site is set to offer sweeping views across the iconic Cathedral Square. Spanning 67,000 sq ft and boasting a BREEAM Excellent rating, this landmark development is designed with sustainability, wellbeing, and refined aesthetics at its core. Beyond its state-of-the-art workspaces, Five St Philips will deliver a hospitality-led experience, complete with a statement club lounge reception, a roof top boardroom and terrace, and a panoramic event suite overlooking Birmingham Cathedral. This new venture marks Gilbanks' debut in Birmingham, poised to set a bold new standard for flexible offices in the city.

The deal was facilitated by Savills and Knight Frank, representing Royal London Asset Management Property, alongside CBRE, acting on behalf of Gilbanks. According to Will Hawking, Sector Lead at Royal London Asset Management Property the partnership with Gilbanks “raises the bar and sets a new blueprint for multi-let office buildings.” Indeed, enhancing their flagship Birmingham asset, Five St Philips will now offer “an amenity-rich and unique environment for small and large businesses to come together”.

Likewise, Ben Thacker, Director at Savills, commented on the project’s significance: “The offering between Five St Philips and Gilbanks will make a statement for businesses demanding the highest-quality workspace for their employees. Demand for these private offices will be high, and we understand contracts are already out with the first customers.”

This latest expansion follows Gilbanks’ successful 34,000 sq ft launch at No.1 St Michael’s in Manchester, part of the city’s landmark £400m development. With established locations in Leeds and Manchester’s 11 York Street, the flex operator continues to push boundaries, offering businesses unparalleled spaces in the UK’s most dynamic commercial hubs.
