GPE inks four Fully Managed deals
at newly completed, 31 Alfred Place, WC1

Great Portland Estates (GPE) is celebrating a major leasing milestone, securing four Fully Managed office deals at 31 Alfred Place, WC1. With 10,800 sq ft snapped up and an additional 3,400 sq ft under offer, demand for this prime Fitzrovia space is soaring. Not only were these deals inked ahead of Estimated Rental Value, but they also outperformed underwriting expectations, hitting an impressive average rent of £222 per sq ft.


Set to move in over the coming weeks, Smartly, the AI-powered advertising technology company, is setting up on the first floor with 4,515 sq ft, fuelling its next phase of expansion. Meanwhile, digital marketing consultancy BBL/P has locked in 4,300 sq ft across the fifth and sixth floors, securing a sleek, self-contained workspace with top-tier amenities. Casual Films, a production company specializing in brand video content, is making the switch from a conventional lease to Fully Managed space, embracing the flexibility and premium environment. A fourth undisclosed occupier has also joined the line-up at 31 Alfred Place, further solidifying the building’s appeal.

 

Perfectly positioned in the heart of Fitzrovia, the 41,500 sq ft building offers a contemporary workspace with eight floors of stylishly refurbished offices. Tenants will enjoy a communal roof terrace, private terraces on select floors, a spacious shared lounge, a high-spec meeting room suite, and a versatile wellness space. Nestled alongside GPE’s Whittington House and The Courtyard, this latest addition strengthens a dynamic cluster of premium workspaces, all within walking distance of the Elizabeth line.

 

David Korman, Senior Leasing Manager at GPE, highlighted the sustained momentum behind the company’s Fully Managed portfolio, stating: “We’re excited that leasing momentum continues unabated across our growing Fully Managed portfolio. These transactions average 8.6% ahead of ERV, comfortably ahead of our underwrite. The success here is also hot on the heels of our recent leasing success at SIX (St Andrew Street), which demonstrates strong customer demand for our premium Fully Managed workspaces.”
