x+why has revealed an exciting partnership with The Bedford Estates to transform Bloomsbury House into a signature x+why hub. This milestone collaboration marks The Bedford Estates' first foray into a management agreement, handing the reigns to the renowned hospitality-driven operator to take control of 21,500 sq ft within the historic property.
Tucked away at 74–77 Great Russell Street, Bloomsbury House is a treasure trove of history, dating back to the reign of Charles II. This Georgian masterpiece comprises four stucco-fronted townhouses, complemented by a modern annex and tranquil private garden. The former abode of the famed publishing house Faber & Faber is set to reopen its doors in Spring 2025 as a vibrant workspace destination.
Bloomsbury House is set to deliver a mix of private offices for teams of 6–70 people, along with open-plan co-working areas. Tenants can expect the signature x+why experience, featuring boardrooms, fully equipped conference facilities, vibrant breakout spaces, and cutting-edge amenities. Situated in the heart of Central London, Bloomsbury offers unbeatable access to London’s business, financial, retail, and entertainment districts—all within a 15–20-minute walk.
As a proud B-Corp certified business, x+why is celebrated for its stunning, highly sustainable workspaces, with a portfolio spanning over 430,000 sq ft across London, Birmingham, Manchester, and Milton Keynes. True to their ethos, Bloomsbury House will be no exception—sustainability is at its core, with state-of-the-art energy-efficient systems integrated throughout the design.
Simon Elmer, Steward of The Bedford Estates, shared his enthusiasm about undertaking their first-ever management agreement: “The partnership with x+why marks a new era for our Estate in Bloomsbury and allows us to fully embrace the flexible office market. The successful facilitation of the Bloomsbury House site was not only due to the dedicated support of The Bedford Estates team but also the collaborative efforts of agents Kontor, HEWN, Compton, and Edward Charles & Partners, whose collaboration and expertise played a crucial role in bringing the project to fruition.
Marking their thirteenth site in the portfolio and ninth in London, x+why’s growth shows no signs of slowing. With the recent takeover of Clapham’s iconic former department store and now Bloomsbury House, 2025 is shaping up to be x+why’s biggest year yet.
