x+why to land in Leeds marking

Martley Capital Group (MCG) has sealed a transformative ten-year agreement with premium workspace and hospitality provider x+why, to occupy 33,990 sq. ft. at Bridgewater Place, Leeds’ 30-story centrepiece. Breaking into its fifth UK city and with thirteen major locations already on lock in hubs like London, Birmingham, and Manchester, x+why’s expansion into Leeds represents a bold step toward achieving a nationwide footprint.
Located in the heart of Leeds, x+why’s arrival promises to usher in a bold new era for Leeds’ business community. Slated to open in 2025, the new site touts a range of spaces (from 4 desks to a 5,000 sqft enterprise suite), all housed in a “cutting-edge workspace, designed to combine hospitality, design and sustainability”, says Rupert Dean, CEO and co-founder of x+why. For x+why, this is a milestone move, adding to an already impressive portfolio, now exceeding 430,000 sq. ft. of flexible, sustainable workspaces across the UK.
The operator’s footprint will span the first, second, and ninth floors, including the operation of the newly designed atrium reception and coffee bar.
Commenting on their ambitious national takeover, Rupert elaborated: “We plan to be in every gateway city in the UK, and want to be in the best buildings and locations, and so are thrilled to be launching in this exciting location in Leeds. We believe in creating a single hospitality platform across all amenities in offices to provide best in class tenant experience, and creating inspiring, sustainable spaces that not only support businesses but contribute meaningfully to their local environments and support what the office is all about today.”
Beyond the operator’s signature offering, the Leeds site will boast an impressive lineup of amenities. At its core, is an exclusive members’ clubspace and a stunning 5,000 sq. ft. rooftop terrace with sweeping views of the city, both serving as the social hub of the building Tenants can also enjoy a vibrant coffee bar, a seasonal food-and-beverage offering that caters to everything from casual lunches to fully serviced events, paired with an expansive 150-capacity event space.
x+why’s award-winning in-house team, Whydesign, is bringing a fresh perspective to the space, incorporating themes from the city’s rich heritage, blended with a modern aesthetic. The design takes cues from the Leeds’ storied history in glazed pottery and textiles and the iconic Light Night Leeds, resulting in a space that is both deeply connected to its roots and boldly innovative.
This ambitious project is backed by Martley Capital Group, who have invested a whopping £35 million since its acquisition to totally revamp and upgrade Bridgewater Place to a top-tier, energy-efficient landmark. Targeting BREEAM ‘Excellent’ and EPC ‘A’ ratings, the project is designed to achieve net-zero operation in landlord-controlled areas by 2030.

Indeed, the repurposed Bridgewater Place offers the benefits of reduced embodied carbon compared to new builds, reflecting x+why’s dedication as a certified B Corp to sustainability and environmental responsibility.
